Maintain a relationship with the appraiser who valued your home when you purchased it or refinanced it (if either event is fairly recent) or get the names of a few good local appraisers from a real estate broker you trust. After the first appraisal, subsequent appraisals should cost less, especially if you make no changes to your property. Make sure you work with a licensed or certified appraiser and your appeal will be made much simpler and will move through the process much more quickly. It always helps, of course, to stay aware of local property listings and sales, to gauge the accuracy of the appraiser’s opinion of value.
